Standard Marketing Plan


We offer a customized marketing plan that will help you arrive at a marketable listing price. We will not agree to put just any price on a listing in order to get the listing, only to end up with angry sellers, a shop-worn, overpriced listing and an un-sold property. A right-priced home will generate more showings and often bring about a speedy offer at a higher price than an overpriced listing will bring. We take into account the most actively searched property criteria, and home values throughout your community, including withdrawn and expired listings, as well as the current active listings.

·State of the art CMA- We will show you with accuracy where your home should be priced, what your homes chances of selling will be (in a percentage), and what your community's absorption rate is to date.

· We blast your listing via syndication to thousands of...buyers, agents, and neighbors via Metro Brokers' website, this website, our blogs, Active Rain, Localism, the MLS, Realtor.com, and your listing will be submitted to AOL Real Estate, Google Maps, Front Door, Trulia, Zillow, Yahoo Real Estate, Backpage, CLR Search, Cyberhomes, Homes and Land Magazine, Homescape, Hotpads, Local.com, Lycos, Military.com, My Realty.com, Oodle, Probot, RELO Home Search, and Vast.

87% of buyers check the web first when looking for a home, that's why we make the Internet our number one priority in marketing your home. We have access to many sites that are open to brokers only so your listing will be given priority over the "For Sale by Owner" listings that are almost always over-priced. ·

We use a Professional Showing Service to schedule showings and you will receive phone and email notification of any showings. We request other agent feed-back on your showings and those comments are automatically forwarded to you from the showing service. Many offices close at 5 and your listing cannot be shown if your agent is not able to reach the showing desk. Centralized Showing Service has extended hours to maximize your showings.

As your Realtors, we are trained and experienced to protect you and your investment. When you receive offers, we represent you during the negotiating process and work hard on your behalf to you get the best price, with closing terms that are easy to understand. We will prepare a net-out sheet so you will know within a few dollars how much you will receive at closing.

* Beware of companies promising to list your home for "free". There are no free listings as the BUYER'S AGENT must be paid a commission when they bring a buyer. Some companies offer "free" listing services for an up front "transaction fee". We have seen these fees total as much as $2500. Once you pay "the fee" plus the Buyer's Agent's commission you could end up paying more for lesser services. Also, you pay the upfront non-refundable transaction fee whether your home sells or not. We have helped people sell homes after having a not so pleasant experience with companies willing to list their home for free. So ask questions...Lots of questions. And make sure you are working for a reputable broker.
